Problem
A gap had opened up between the bricks of the chimney and the exterior wall of the home. This was caused by the foundation beneath the chimney sinking, which pulled the structure away from the house. A sinking chimney can be caused by a combination of factors, from the property's age and construction quality to the condition of the soil under it. In this case, the soil instability beneath the chimney was the main cause of the movement.
Solution
We assessed that the integrity of the chimney’s structure had been significantly worn down. The gaps between the chimney and the house were a result of the chimney breaking away from the main structure of the home. The sinking and shifting foundation would likely eventually cause the chimney to collapse if not secured.
To secure the chimney and to prevent it from sinking further, we installed a helical pier system. After excavating around the chimney, we drove steel piers deep into the soil at each corner. This system allowed us to stabilize the sinking foundations and to transfer the chimney’s weight to the piers. It’s a reliable, long-term solution that we highly recommend at CNT Foundations.
Outcome
The chimney is now properly supported and balanced, with its structural integrity fully restored. If maintained, the danger of a full teardown can be avoided, preventing injuries and damage to the roof and the walls. Since the gaps between the chimney and the house have been closed, the risk of water seeping into the structure has also been eliminated, reducing the risk of water damage to the interior.
