Problem
The homeowner was dealing with uneven floors, particularly under the kitchen island. The weight of the island was simply too much for the existing joists to handle. In addition to this structural insufficiency, the existing vapor barrier in the crawl space was failing to control humidity. This allowed moisture to become trapped in the insulation, creating an environment for surface mold to grow on the joists. If left unchecked, the moisture and the mold would continue to weaken the wood, putting the entire floor structure at risk.
Solution
We assessed the crawl space and determined that the joists needed supplemental support to handle the weight of the kitchen island. We installed support piers and a drop sill directly beneath the island, thereby providing the reinforcement needed to stabilize the floor.
To address the moisture problem, we removed the insufficient vapor barrier and the damp insulation. We then treated the mold with a surface neutralizer to stop its growth. Finally, we installed a proper vapor barrier and an encapsulation system, complete with a dehumidifier. Because we aren’t a private equity firm tied to one product dealer, we provide the right solutions for the job. Our installation methods, which prioritize long-term solutions over temporary patch jobs, allow us to back our encapsulation liners with a lifetime warranty.
Outcome
The kitchen island is now properly supported and stable, giving the homeowner confidence in their home's structural integrity. The crawl space humidity is fully under control, creating a dry environment where mold cannot grow again. By addressing both the structural weakness and the moisture issue, we provided a long-lasting solution that protects the home's foundation.
