Problem

At first glance, the garage showed classic signs of structural damage: the concrete slab foundation of the garage floor had a sizable crack running right through it. As well as being cracked, the floor was also sinking. Given the garage's position on the property and the type of damage we were seeing, water intrusion was identified as the most likely cause.

Solution

Our evaluation confirmed that the yard was sloping down significantly towards the garage. We determined that over time, heavy-to-moderate rainfall sent water down to the garage floor, where it pooled around the foundation and entered through the existing cracks. Eventually, this excess water eroded and weakened the soil under the garage, causing the foundation to sink.

To lift and stabilize the sunken slab, we used our quick-to-dry PolyLift foam injection system. In this repair strategy, foam is injected into predrilled holes where it expands under the slab and restores it to its previous level.

We also installed an exterior drain tile system around the perimeter of the garage. This system diverts water away from the foundation, preventing future pooling and erosion. We finished off by filling the cracks in the concrete to protect the slab from further damage.

Outcome

The garage’s foundational slab was lifted and stabilized, and its surface damage was repaired. With the structure now intact, a new drainage system was installed around the exterior wall. Following these repairs and modifications, the garage is safe to use and protected against water intrusion in the long term.
